However, structural waterproofing focuses on the parts of a building that are below ground (at least partly) and are at risk of water penetration. There are several types of structural waterproofing available, including the following:

  • Gunite – also called 'sprayed concrete', this is a dry mix of concrete containing fine particles. It is sprayed on at high pressure using compressed air that mixes it with water.
  • Sprayed membranes – this is a polymer-based liquid usually sandwiched between two concrete linings. It is double-bonded, which means that it creates a high bond strength to both concrete surfaces.
  • Cementitious tanking – this method involves coating the entire basement in a waterproof slurry to form an impermeable barrier. The mixture is wet, applied by brush or trowel.
  • Resin sealants – epoxy resin can be applied like emulsion paint or injected into cracks to form a tough, waterproof seal, as well as providing structural support and reducing the risk of further damage.
  • Cavity drainage – this system uses a membrane that collects moisture and directs it away from the basement space, rather than stopping it altogether. Water ingress is managed and controlled instead of being blocked completely.
  • Bonded membranes – this method (also called a blindside membrane) is often pre-applied in new builds where space is limited, restricting the use of heavy machinery for excavation. Two different types of bond are used: mechanical and adhesive, of which adhesive is considered the more effective.
